TERMS & CONDITIONS

SERVICE AGREEMENT

Effective Date: Immediately upon posting and applicable to all bookings made on or after the Effective Date.These Terms & Conditions (“Agreement”) constitute a legally binding contract between LUMI Home Cleaning Co. LLC, an Oregon limited liability company, and the individual or entity booking cleaning services (“Client,” “you,” “your”).

By requesting, scheduling, paying for, or permitting cleaning services to be performed, Client acknowledges and agrees to be bound by this Agreement.

1. DEFINITIONS
“Services” means residential cleaning services performed at the Service Address as booked.
“Service Address” means the location where Services are performed.
“Standard Cleaning” means routine maintenance cleaning of visible and accessible areas.
“Deep Cleaning” means enhanced cleaning intended to address accumulated buildup in accessible areas; it is not item-by-item detailing.
“Detailing / Specialty Services / Add-Ons” means detailed, item-specific, restorative, or specialty services not included unless expressly booked.
“Estimate” means a non-binding approximation of time and/or cost based on Client-provided information.
“Booked Time” means the time block reserved for the scheduled appointment.

2. ACCEPTANCE, AUTHORITY, AND RESPONSIBILITY
Client represents that they have authority to enter into this Agreement and accept responsibility for all charges, communications, and compliance with these Terms. Instructions will be accepted only from Client or an adult expressly authorized by Client in writing. Third-party involvement is not recognized unless confirmed by Client.

3. SCHEDULING, ARRIVAL WINDOWS, AND ACCESS
Arrival times are estimates and may vary due to traffic, prior services, or unforeseen circumstances. Client agrees to be reachable on the service date and to provide unobstructed access at the scheduled time. Failure to provide access may result in applicable fees.

4. ESTIMATES, PRICING, AND TIME-BASED SERVICES

Estimates are based on information provided by Client.
All services are time-based, not result-based. Perfection is not guaranteed.

If conditions differ materially from what was disclosed, LUMI may complete services up to booked time, offer additional time at current rates, reschedule as a different service level, or decline/discontinue service.
On-site scope changes are not guaranteed and may incur additional charges.

5. CLIENT RESPONSIBILITIES
Client agrees to provide working utilities, remove excessive clutter, secure valuables, disclose hazards or delicate surfaces, provide safe working conditions, and ensure reasonable parking and access.

6. SCOPE OF SERVICES

6.1 Standard Cleaning
Includes cleaning of visible and safely accessible areas such as dusting reachable surfaces, wiping kitchen and bathroom surfaces, vacuuming and mopping accessible floors, and exterior wipe of common touchpoints as time allows.

6.2 Deep Cleaning
Includes a more detailed reset of accessible areas, including buildup in kitchens and bathrooms, reachable baseboards, edges, corners, and light furniture movable safely by one person.Deep Cleaning does not include detailing, organizing, heavy lifting, appliance interiors, windows, upholstery, or restoration unless expressly booked.

6.3 Excluded Unless Booked as Add-Ons
Item-by-item shelf or collection cleaning, organizing or decluttering, laundry, dishes, interior cabinets or appliances, window washing, upholstery cleaning, carpet extraction, moving heavy furniture or appliances, biohazards, bodily fluids, hoarding conditions, live infestations, or mold remediation beyond light surface cleaning.

7. HIGH-ITEM AREAS AND VISUAL RESET
LUMI cleans surfaces, not collections. Small quantities of items may be wiped for visual cleanliness if time allows. Large quantities will be cleaned around unless surfaces are cleared in advance or detailing time is booked.

8. APPLIANCES
Appliance cleaning includes exterior surfaces only unless interior cleaning is booked as an add-on.
Appliances will not be moved.
Heavily soiled appliances may not return to like-new condition.

9. MATERIALS, SURFACE SENSITIVITY, AND NO GUARANTEE
Results vary based on material condition, age, and prior maintenance. No guarantee is made for removal of stains, discoloration, odors, etching, or mold staining. Cleaning is not restoration or remediation.1

0. SAFETY POLICY
Cleaning is limited to areas reachable with a small step stool only.
No ladders, climbing on furniture, or unsafe practices.
Heavy furniture and appliances are not moved.
Unsafe tasks may be refused.

11. SUPPLIES
LUMI typically uses its own supplies. Use of client-provided products or equipment is at Client’s risk.

12. PETS, CHILDREN, AND HEALTH SAFETY
Pets must be secured if unsafe. Children must be supervised. Services may be rescheduled or discontinued if unsafe or unsanitary conditions exist, including contagious illness.

13. PARKING AND ACCESS TIME
Client must provide reasonable parking. Paid parking or access delays may reduce cleaning time or incur additional charges.

14. PAYMENT, CANCELLATIONS, AND LOCKOUTS
Payment is due upon completion unless otherwise agreed.
Recurring services require at least 48 hours’ notice to cancel or reschedule.
One-time or deep services require at least 72 hours’ notice.
Late cancellations, no-shows, or lockouts may be charged up to 100% of the scheduled service amount as permitted by law.1

5. RIGHT TO REFUSE OR DISCONTINUE SERVICE
Service may be refused or discontinued due to unsafe conditions, undisclosed hazards, biohazards, infestations, harassment, or material misrepresentation of scope.

16. SATISFACTION GUARANTEE AND RE-CLEAN POLICY
Quality concerns within booked scope must be reported within 24 hours. LUMI will be given the opportunity to re-clean affected areas. Re-cleaning is the exclusive remedy. No cash refunds for scope or expectation disputes, except as required by Oregon law.

17. DAMAGE, BREAKAGE, AND REPORTING WINDOW
Normal wear and tear, pre-existing damage, and faulty installation are excluded. Damage claims must be reported within 48 hours with documentation. Resolution may include repair, replacement, or reimbursement consistent with insurance and law.

18. PERSONAL PROPERTY DISCLAIMER
LUMI is not responsible for lost items or item placement changes. Valuables should be secured prior to service.

19. CAMERAS AND RECORDING
Client must disclose indoor cameras where required by law. Recording must comply with Oregon law and does not expand scope or guarantee results. Service may be declined if recording poses a concern.

20. PHOTOS AND DOCUMENTATION
Non-identifying photos may be taken for documentation or dispute resolution unless Client opts out in writing prior to service.

21. COMMUNICATIONS CONSENT
Client consents to service-related communications by phone, text, or email. Marketing messages are optional and may be opted out.

22. INDEPENDENT CONTRACTOR STATUS
LUMI is an independent contractor and not a household employee. Client bears no responsibility for payroll taxes or employment benefits.

23. NON-ASSIGNMENT
Bookings may not be transferred to another person or address without written approval.

24. LIMITATION OF LIABILITY
To the maximum extent permitted by Oregon law, LUMI is not liable for indirect or consequential damages. Total liability shall not exceed the amount paid for the specific service giving rise to the claim, except where prohibited by law.

25. INDEMNIFICATION
Client agrees to indemnify and hold harmless LUMI from claims arising from unsafe conditions, Client’s breach, third-party actions, or inaccurate information provided by Client, to the extent permitted by law.

26. INSURANCE
LUMI maintains general liability insurance. Insurance does not expand scope or guarantee outcomes.

27. FORCE MAJEURE
LUMI is not responsible for delays or non-performance due to events beyond its control and will attempt to reschedule.28. NO WAIVER
Failure to enforce any provision does not constitute a waiver of future enforcement.

29. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the parties and supersedes prior communications. Verbal statements or messages do not modify this Agreement unless confirmed in writing by LUMI.

30. GOVERNING LAW AND VENUE
This Agreement is governed by the laws of the State of Oregon. Venue lies exclusively in the state or federal courts of Oregon.

BOOKING ACKNOWLEDGMENT
By booking, I acknowledge that I have read, understand, and agree to these Terms & Conditions and understand that services are time-based and limited to the scope selected.
